Meet Dustin

Local knowledge, investor instincts

Dustin Alexander represents buyers, sellers, and investors primarily across the Greater Baton Rouge core: East Baton Rouge, Ascension, Livingston, and West Baton Rouge. Reach extends beyond when investor work calls for it. The practice is built on patient research and pricing conversations that start with the numbers, not a sales script.

Originally from McComb, Mississippi, Dustin has spent his real estate career working the Greater Baton Rouge market. Eighty-plus closed transactions across three years span first-time buyers in Denham Springs, investor lots in Ascension, and residential sales in the East Baton Rouge core.

Investors get particular attention. Every parish runs on its own rhythm, and every submarket inside it prices differently. Deals are modeled at the submarket level, with the local taxes and the homestead exemption all accounted for before an offer is written.

The standard is simple. Treat every transaction as the most important one, and treat a book of business as a long-term reputation rather than a monthly quota.

Featured parish

East-bank growth, ongoing.

Livingston is the east-bank suburban arc where steady new construction outpaces the rest of the metro. Denham Springs, Walker, and Watson each carry their own school-zone considerations.

Pricing varies sharply by submarket here. Every offer accounts for the specific subdivision, the school zone, and the most recent comparable sales.

For investors, the rental yields on the Walker and Watson corridor remain among the most defensible in the region.

As a first-time homeowner, I couldn’t have asked for a better realtor than Dustin Alexander. Buying a home was a huge milestone for me, and Dustin made the entire process feel much less overwhelming. He was knowledgeable, patient, and always available to answer my questions, no matter how small they seemed. From the first showing to closing day, Dustin was professional, honest, and genuinely had my best interests at heart. He took the time to explain each step of the process, kept me informed, and made sure I felt confident in every decision. Thanks to Dustin’s dedication and hard work, I’m now a proud homeowner. I highly recommend him to anyone looking to buy or sell a home—especially first-time buyers. If you’re looking for someone who truly cares about his clients and goes above and beyond, Dustin Alexander is the realtor you want on your side!

Questions buyers and sellers ask most

A short reference for the questions we hear every week

Need more than this, just call. The line is answered by Dustin, not a call center.

How much do you need for a down payment on a home in Louisiana?

Conventional loans typically start at 3% down and FHA loans at 3.5% down, with USDA Rural Development loans available at 0% down for many South Louisiana parishes. The right program depends on your credit profile, the property location, and whether you plan to occupy the home or hold it as an investment.

What is the homestead exemption in Louisiana and how does it work?

The Louisiana homestead exemption removes the first $75,000 of a primary residence assessed value from property tax. To qualify, the home must be your principal residence and you must file with your parish assessor. Filing once is generally enough, and the exemption renews automatically as long as the residency conditions are met.

What sets the Greater Baton Rouge submarkets apart from one another?

Each parish runs on its own rhythm, and pricing can shift sharply from one subdivision to the next. School zoning, new-construction pace, and recent comparable sales all move value block to block, which is why every offer is modeled at the submarket level rather than against a metro-wide average.

How long does it typically take to close on a home here?

A standard financed purchase closes in 30 to 45 days from accepted offer to act of sale. Cash offers can close in 10 to 14 days. Title work, lender underwriting, and the appraisal are the main drivers of the timeline.

Why are property taxes lower in Louisiana than in many states?

Louisiana has one of the lowest effective property tax rates in the country, in large part because of the homestead exemption and a structure that leans on millage rates set by local taxing districts. The trade off is that other local revenue, such as sales tax, tends to run higher than the national average.
